Sherry FitzGerald McCreery are truly delighted to introduce Bartragh House to the market. This is a wonderful family home set in beautifully landscaped and secluded gardens in a sought-after location in the centre of Talbot’s Inch.

The owners have occupied the property since they built it from new in 1982. Bartragh House was designed by Architect Mike Roberts. This property has been lovingly cared for over the years and will appeal to buyers looking for premium home for a growing family.

The accommodation extends to 282 Sq. M. / 3,035 Sq. Ft. approx. over two levels. The layout downstairs comprises: a magnificent entrance hall with double height ceiling, a large drawing room, formal dining room, impressive kitchen/breakfast room, a family room and a study/office. A utility room and a guest WC complete the accommodation at ground level. The layout at first floor level is as equally impressive and comprises: a large landing area, four good sized double bedroom (main with en-suite), a walk-in hot press and a large split level family bathroom.

Bartragh House sits peacefully in a secluded and leafy enclave of large detached family homes. The mature and secluded grounds extend to circa 0.57 Acre / 0.23 Hectares and are a wonderful oasis of peace and tranquillity being particularly mature, sheltered and well stocked with an abundance of mature shrubs, trees and plants and providing all year round colour and privacy. The property is set back from the road hidden away behind mature trees and planting. A tarmacadam driveway provides off-street parking for several cars and a detached garage is located to the side of the property. The large rear and side gardens are laid in lawn bordered by mature trees, hedging and herbaceous planting. A sun drenched south facing patio accessed from both the drawing room and the kitchen/breakfast room is perfect for alfresco dining and entertaining. There is also a large patio to the rear and left hand side of the property.

Talbot’s Inch is a model village behind its surround stone wall on the main Freshford road approximately one mile from Kilkenny City. The village was built in 1906 and it was originally in the country but the town has grown out to meet it. The village was promoted and developed by International philanthropist and local resident the Countess of Desert (Lady Ellen Odette Bischoffsheim) heiress to a wealthy Germanic banking family and one of the wealthiest women in Europe at the time. She commissioned leading Architect W.A. Scott to design the village in the English Arts and Crafts garden city style. It consisted of 28 worker houses, a woollen mill, a timber turning factory, tobacco farm, a suspension bridge over the River Nore to its rear, cricket green, tennis court and one of the first indoor handball alleys in the country (still in use today).

Bartragh House is superbly located just off the Freshford Road (R693) close to Kilkenny City Centre. The property is a two minute drive from UPMC Aut Even Private Hospital and a five minute drive to St. Luke’s General Hospital. The property is a ten minute drive into Kilkenny City Centre with its superb eateries, shops, excellent transport links and two shopping centres, there is a vast range of amenities practically on the doorstep. Some of Kilkenny's best schools are within easy reach including St Kieran’s College Secondary School, CBS Secondary School, Kilkenny, Kilkenny College, Presentation Secondary School, Loreto Secondary School and several Primary Schools. The property is in the catchment area for St. Canice’s Primary School. A ten minute drive will connect you to Castlecomer Road allowing easy access to the M9 motorway which services Dublin to Waterford. Kilkenny Train Station is also in close proximity with regular daily trains to both Dublin and Waterford.
